Before choosing options

Start with a clear requirement instead of visiting every available option. Note the preferred location, budget range, property type, possession preference, and whether the purchase is for self-use, rental income, or long-term holding.

Ask for current availability and basic details before travelling: approximate area, floor or plot size, access road, parking, possession status, and whether the quoted amount includes common charges or other payable items.

Clarify your real budget

Many buyers begin with a headline budget but later discover additional costs that affect the final decision. Before visiting, keep a working estimate for registry, taxes, brokerage if applicable, maintenance deposits, parking, interiors, loan processing, shifting, and immediate repairs.

A practical budget also includes flexibility. If two properties are close in price, compare what each one saves or costs over time: commute, maintenance, fit-out work, parking comfort, and resale or rental practicality.

Questions to ask before travelling

  • Is the property currently available, and who is coordinating the visit?
  • What is the exact location, sector, society, plot number, or nearby landmark?
  • What is included in the quoted amount, and what is excluded?
  • Is the property ready, under construction, rented, vacant, or owner-occupied?
  • Are photos recent, and can a short video be shared before the visit?

During the visit

  • Check road access, parking, lifts, water supply, power backup, and visible maintenance quality.
  • Compare the surroundings at different times if possible, especially traffic, market access, and noise.
  • For plots, confirm boundaries, approach road, nearby construction, and basic development status.
  • Do not rely only on sample flats, brochures, or verbal promises; ask what is included in writing.

Check the surrounding area

A property is not only the building or plot. The surrounding lane, access road, nearby construction, open drains, market distance, school or office commute, and evening activity can change the daily experience.

For end-use, walk or drive around the immediate area before finalizing your opinion. For investment, think about who the future tenant or buyer would be and whether the location will make sense to them too.

After the visit

Shortlist only the options where the documentation, location, budget, and practical usage all make sense. Final legal verification should always be done before payment or agreement.

Warning signs to slow down

  • Pressure to pay immediately without time for document checks.
  • Large difference between what was promised on call and what is shown on site.
  • Unclear ownership, unclear possession, or changing price breakups.
  • No written detail for important commitments.
  • The site condition, access, or surroundings do not match your actual use case.
